December Renewals through REALM while CE Posting System Offline
The TREC team is actively addressing issues relating to the Posting System used to post course completion records. The CE Posting System is not yet fully operational. While working to resolve this issue, license holders will not be charged the CE deferral fee.

License holders must still log into the REALM Portal, submit their renewal application, and pay the renewal fee on time, even if their continuing education has not yet posted in the system.  As long as the renewal application and fee are submitted prior to the expiration date, no late fees, no CE deferral fee, and no penalty will be assessed for December licenses.

The Dispatch - December 19, 2025

TREC Credit Posting, Course Numbers, and Instructor Credit Requests
Credit Posting Offline
Classes submitted in EdConnect during the TREC blackout period may be marked as “Complete” in the Pushed to TREC column. While this normally indicates course credit was posted at TREC, TREC’s new REALM system is not yet fully operational, and their CE posting platform remains offline. As a result, course credit is not posting. We are actively monitoring the situation and working to determine how CE credit postings will be addressed once the TREC REALM system becomes fully operational.

New TREC Course Numbers
TREC has also provided new course numbers for all classes; course numbers are now alphanumeric. We are working to update all course numbers in EdConnect in order of upcoming scheduled courses. This course number update should not require any further action on your end.

Instructor Credit Request in REALM
To submit an instructor credit request, the licensee will go to their individual license record in REALM, and click "Amendment", then "Alternative Credit Request", then "Instructor" for Type of Education Request and follow the prompts and certification. Providers do not need to certify these requests. Once submitted, an email confirmation will be sent.

Final Free Contracts Instructor Training, 12/22
The last free Contracts Instructor Training, a requirement to teach Contracts courses, is on Monday, December 22nd, at 1 p.m. - 4 p.m. CST. After this date, a cost will be incurred for courses required to qualify to teach residential contracts.

2026 Course Proctoring Policies Unchanged

TREC REALM Portal Update
Starting Tuesday, December 2, TREC will enter a blackout period as they transition to their new Real Estate and Appraiser Licensing Management (REALM) Portal. After the blackout period (projected to end Tuesday, December 9), TREC’s system will utilize new licenses that include the original license number and a license-type suffix (i.e. 123456-SA). EdConnect is prepared to accept both legacy and new licenses, and report education attendees to TREC in the correct license format. While there might be delays to posting education records to the TREC website during the blackout period, there will be no interruption in reporting education records to EdConnect or changes on how you process courses through Texas REALTORS®.

If you work with another Provider to offer substantive education, it might be prudent to ensure they’re prepared for the transition.

ACTION NEEDED - Bylaws Update due Feb 28 & more updates

MBM Volunteer Leadership Newsletter

Newsletter contains:

1. New Fair housing training requirement with ACTION ITEM for Boards

2. Registration link for Virtual Caucus Session

3. RSVP for REALTOR(R) Day at Texas Capitol

1. ACTION ITEM:  Add to your February Board of Directors Meeting Agenda - DEADLINE FEBRUARY 28

Fair Housing training requirement in effect January 1st, so be sure to add the following mandatory provisions to your bylaws. Since this is a mandated requirement from NAR, membership vote is not necessary. Implementation will be similar to Code of Ethics training where members are required to complete on a 3-year cycle. Scroll down to see courses which will satisfy requirement. Please add to your February meeting agenda or if necessary, hold a special meeting to approve the following changes to your bylaws:

Continuing Fair Housing Training

Effective January 1, 2025, through December 31, 2027 and for successive three year periods thereafter, each REALTOR® member of the association (with the exception of REALTOR® members granted REALTOR® Emeritus status by the National Association) shall be required to complete Fair Housing training of not less than two (2) hours of instructional time. This requirement will be satisfied upon presentation of documentation that the member has completed a course of instruction conducted by this or another REALTOR® association, the State Association of REALTORS®, the NATIONAL ASSOCIATION OF REALTORS®, or the Institutes, Societies, and Councils, which meets the learning objectives and minimum criteria established by the NATIONAL ASSOCIATION OF REALTORS® from time to time.  Fair Housing training approved by a state licensing authority for an existing Fair Housing requirement to maintain licensure shall also fulfill this requirement, provided it also meets the learning objectives and minimum criteria established by the NATIONAL ASSOCIATION OF REALTORS® from time to time. REALTOR® members who have completed Fair Housing training as a requirement of membership in another association shall not be required to complete additional Fair Housing training until a new three year cycle commences.

Failure to satisfy the required periodic Fair Housing training shall be considered a violation of a membership duty. Failure to meet the requirement in any three year cycle will result in suspension of membership for the first two months (January and February) of the year following the end of any three year cycle or until the requirement is met, whichever occurs sooner. On March 1 of that year, the membership of a member who is still suspended as of that date will be automatically terminated.

New Member Fair Housing Orientation

Applicants for REALTOR® membership and provisional REALTOR® members (where applicable) shall complete Fair Housing training of not less than two (2) hours of instructional time. Fair Housing training approved by a state licensing authority for an existing Fair Housing requirement to gain or maintain licensure shall also fulfill this requirement, provided it also meets the learning objectives and minimum criteria established by the NATIONAL ASSOCIATION OF REALTORS® from time to time. This requirement does not apply to applicants for REALTOR® membership or provisional members who have completed comparable orientation in another association, provided that REALTOR® membership has been continuous, or that any break in membership is for one (1) year or less.

Failure to satisfy this requirement within _____ days of the date of application (or, alternatively, the date that provisional membership was granted), will result in denial of the membership application or termination of provisional membership.

Training that meets this requirement includes:

  • FAIRHAVEN 2.0 - FREE
  • Bias Override - Overcoming barriers to fair housing
  • AHWD - At Home With Diversity

January 1, 2025, began a new three-year cycle for completing the NAR Code of Ethics requirement. For this cycle, something new has been added. Along with the Code of Ethics, members, including appraisers, will need to complete two hours of Fair Housing training. For Texas REALTORS® the Fair Housing requirement will be met by completing TREC Legal Update 1. A means for appraisers to meet this new requirement is being discussed. Also, while the Fair Housing requirement is in effect, NAR is still developing how this information will be captured in M1.
